Urban Partners acted as Development Manager for the owner during the initial design phase and then was brought back in to oversee the construction phase.  This initial phase included collaboration and coordination on the design, coordination and completion of the construction documents with the civil engineer, architects and their consultants on approximately 60,000 square feet of retail comprised of 4 buildings.  It also involved the utility coordination of the retail parcels as well as 4 outparcels along CR210, and the coordination of an additional 5 medical office buildings totaling over 135,000 SF.  In addition, we assisted the owner’s development team with budgeting and financial modeling for all phases of the project.   

During the construction phase of the project, Urban Partners was hired to oversee the general contractor for all site work, utility work and vertical construction of the 60,000 SF of retail buildings, including the coordination of 24 tenant buildouts.  We also oversaw the construction of two medical office buildings of 80,000 and 10,000 SF and the construction of a 1,600-linear foot roadway with utilities to access future development.  This roadway involved easement, utility and temporary access coordination with St. Vincent’s Hospital as well a new electrical circuit design and approval by JEA.
